A Marble Hill townhouse for $850,000 to make your Brooklyn friends jealous
Are there a few funky things going on with this three-bedroom, three-bath single-family at 40 Adrian Avenue in the northernmost part of Manhattan? For sure! But to our eye, this 1925 charmer also has a lot of character and appeal, not the least of which is its $850,000 price tag.
Located in the Marble Hill area, the 2,000-square-foot brick townhouse isn't much to look at on the outside, but inside are hardwood floors, ceiling medallions, moldings, pocket doors, skylights, crystal doorknobs, built-ins, arches and alcoves. We even like the (presumably partially original) mint green bathroom, even with its two-tone tile.

The first floor looks a little gritty, but on the flip side, it's got a garage and full bathroom.
The second floor living room, which has a large southwest facing window that looks out onto the street, connects to the large and open dining room area.

The kitchen (admittedly not the townhouse's best feature) provides room to move and has a washer/dryer combo, as well as a door leading to a back porch area with a pergola that could be spruced up for al fresco dining.

The top floor houses three, well-sized bedrooms, with questionable flooring choices of wall-to-wall carpeting and tile, but we see numerous closets as well. (It looks like the house also has under-the-stairs storage a la Harry Potter.)

The house has a new boiler and a new roof, and is on a sweet little street two blocks from the Metro North Marble Hill station. (The 225th Street station on the 1 train is three blocks away.) Also nearby: the Bronx High School of Science, Inwood Park, Riverdale and Spuyten Duyvil, and big box shopping (Target, Marshalls) at River Plaza.
